			<content:encoded><![CDATA[<p>Why are real estate agents attacking FSBO sellers? Well from my perspective it is because the FSBO seller presents a threat to their future income. The FSBO Seller is always provided statistical numbers basically saying they have no chance or very slim chance of selling their home FSBO. The last time I checked anything is possible and selling FSBO is certainly possible. </p>

<p>Well this is what I will say do your research and follow some of these tips below.</p>
<p>1. Dedicate yourself to selling FSBO</p>
<p>2. Remove your emotions from the process. (you are selling a house not your home)</p>
<p>3. Think about why FSBO sellers fail and do the opposite</p>
<p>4. You must approach it like a job after all that is what you expect from a real estate agent.</p>
<p>5. Search the internet for FREE FSBO marketing services and tools (many available).</p>
<p>6. It will also not hurt to plan a local area advertising in print media.</p>
<p>7. Determine what you can save in commissions &amp; put a small fraction of that towards advertising.</p>
<p>8. Do not let the fear factor from real estate agents deter you in anyway.</p>
<p>9. Remember not all MLS properties sell quickly or sell at all.</p>
<p>10. Also be aware that many MLS&#8217;s networks have average Days On Market exceeding 140 days.</p>
<p>11. Also understand the that statistical numbers you see can be manipulated.</p>
<p>12. A number to be fully aware of is Cost of Commission vs. Your Equity (Example $400,000 home with $100,000 equity &amp; 6% commission = 24% of your equity). Not Acceptable.</p>
<p>13. You also want to consider Open Houses on the weekends.</p>
<p>14. Never forget about the first impression either &#8211; Consider professionally staging your home.</p>
<p>15. You get the idea&#8230;..I can point out 100 plus tips&#8230;.for success.</p>
<p>The many point hear is for a FSBO seller to map out a plan for success. You will never get your desired result if you do not put forth a serious effort. I understand your time is valuable but your savings can be more valuable.</p>

<p style="margin:0;" class="MsoNormal"><font face="Times New Roman">FSBO selling isn&#8217;t free. You&#8217;ll still have closing costs and other expenses associated with the sale of your home. When you sell FSBO, you eliminate what is typically the largest expense associated with a home sale: the real estate agent&#8217;s commission. </font></p>

Knowing what your home is worth and what it can sell for listed FSBO or with a real estate agent will help you decide how well you can afford the loss of equity with a traditional real estate listing. If taking a loss isn&#8217;t in your budget, consider an FSBO listing first.</font></p>

For each home it will be different. The sale price of the home is often a big culprit, especially in markets where the home value has actually dropped. Owners sometimes don&#8217;t want to accept the fact that their home has lost value. These owners are focused on how much money they will lose when the home sells. Three percent? Five percent?  Seven percent?  Say that you purchase your home for 100,000 and in five years, the value of your home has increased by $50,000. Your equity in the home is $50,000.  If your $150,000 home lists with a five percent commission, you&#8217;ll pay $7,500 to an agent to sell your home.</p>
<p>Home owners who do not choose the Fsbo way just given away 15 percent of their home equity. What could you have done with that extra $7,500?  You could have used it to make a bigger down payment on your new home. That $7,500 could have meant the difference between having and not having PMI. It might have meant that you could have afforded a nicer home in a better neighborhood. Maybe you could have made repairs or improvement to your new home. You could have used it to take a nice vacation, or pay bills, or buy a car. You could have saved it for retirement. But you gave it to a real estate agent for doing what you could have done yourself.  Is that what you really wanted to do with your $7,500? </p>
<p>Before you decide to list your home with a real estate agent, do some research. Visit a Fsbo marketing website and look at the resources they provide to help you sell your home. Most can help you price your home properly for its location and expose it to the buying public.</p>
<p>A  true Fsbo website has no interest in taking away your equity.  A quality Fsbo website will not plan to refer you to real estate agencies, and wants you to succeed. You can sell your own home and save thousands in the process. You can sell your own home. It is worth your time to educate yourself on the options available.</p>
