About
Welcome to the 24hourFSBO blog. In today’s market, there’s no doubt that homeowners who are thinking about selling are thinking about selling their homes themselves instead of working with a real estate agent. If that describes you, you’re in the right place!
Our site is designed not only to list your home, but to help you understand the process of selling, learn about what’s involved, and give you some good reasons to consider selling your home by owner. Most people think that selling a home is hard, that it takes hours of work and requires a mysterious effort that only professional real estate agents can offer.
Not true. Our experience over the many years that we’ve been involved in selling real estate tells us that the homes that sell are the ones that are priced properly for their location and that get proper exposure to the buying public whether FSBO or not. That’s true in both buyers’ and sellers’ markets.
Why are we doing this now? Now is the right time for a For Sale By Owner resource like 24hourFSBO. We’re here to dispel the myth that homeowners can’t sell their own homes. They can, they do, and they save thousands of dollars in equity each time. Many people never stop to think that when they sell their home, they give away a large portion of their equity in the form of real estate commissions.
For some people, the real estate agency works. Homeowners who don’t have time to sell their own homes, absent owners or those who must sell their homes unexpectedly may find value in having someone else handle the transaction. But there’s a steep price to be paid when a homeowner takes that route.
Why give up a large portion of your equity when you don’t have to? An equally good question is why should a real estate commission be tied to the price of a home, when more expensive homes don’t take proportionally more effort on the part of the agent to list or sell?
Private sales allow the homeowner to keep more of his or her hard-earned equity. That equity can be used to purchase a larger home or a home in a better neighborhood. Extra sale proceeds could be used to make a traditional down payment on a new home and avoid PMI, or they could simply be saved for some other purpose.
24hour FSBO isn’t the only FSBO site on the Internet, but we do approach our business with a different philosophy. Many FSBO sites are supported by advertising, and by traditional real estate agencies. Those sites are interested in their advertisers and sponsors first because that’s where their money comes from. They don’t offer a true option for the FSBO seller, since they generally refer their clients to professional real estate firms when a home doesn’t sell in the listing period. They have no incentive to help homeowners sell their homes, and make a nice “finder’s fee” when they successfully refer a client to a real estate agent. In most cases, those sites are vehicles to “prove” to homeowners that they can’t sell their own homes.
24hour FSBO is different. We generate our revenue from listing fees first and foremost, so we’re working for homeowners, not advertisers. We don’t refer clients to professional real estate firms, and we provide the tools homeowners need to price and promote their homes properly. We also don’t list homes on local MLS. Why? Because doing so would mean that our sellers would have to pay a buyer’s agent a commission on their home sale. When we say “no commission” we mean it!
Our goal is to help you succeed, and save thousands of dollars in the process. The benefits to the seller and buyer are obvious. Sellers can properly price their homes in a tight market because they don’t have to worry about paying high real estate commissions. Buyers can find valuable homes that are priced well and everyone saves money.
At 24hour FSBO, we focus on you, the client. Whether you’re selling a home or trying to find one, we want to be a true FSBO resource designed to help you sell your existing home, or find a new one with straightforward, commission-free transactions.
